We are a real estate private equity firm with an impressive track record that we have developed over the last 15 years. We focus on multifamily properties that have not achieved their full potential. There is a fundamental affordability crisis in North America driven by rising construction costs, increased demand and inelastic supply of quality affordable apartments. We strive to improve the quality of our properties through our trademarked COBRA methodology, providing America’s families with what they need most. Our goal is to continue to generate outstanding risk-adjusted returns across investment cycles and over the long term while providing affordable market rate housing to our customers.

Strategy

We acquire undermanaged assets at a discount to replacement cost. We then improve the properties through our transformational COBRA methodology and our targeted value-add initiatives. Our efforts result in above market returns for investors, an improved quality of living for our customers and a positive social impact on the community.

Throughout our 25 years of combined experience, we have developed a revolutionary approach to unlocking value from our investments. Our trademarked COBRA methodology has been developed by transferring knowledge from a multitude of industries and re-applying that knowledge to our active hands on management of apartments. Concepts like “Lean Manufacturing”, “CRM”, “Desire Line”, “Customer Retention”, “Energy Revolution”, “Sustainability” and “Technology Adoption Curve” are the basis of our belief in pro-active management that puts our customer’s needs at the center of our journey.

Geography

We focus on the West and South-West regions where we have developed a deep knowledge of the market dynamics, acquired familiarity with local customer needs, and established relationships with local brokers, contractors, and vendors. We seek to acquire assets in the outskirts of major MSAs with strong fundamentals, such as low unemployment, net positive migration, and sustainable GDP growth.

Our markets tend to have a high concentration of jobs in education, government, healthcare and technology. The confluence of these industries creates a more stable local economy and attracts a well-educated workforce. 

 

Team

Andrea Costantini, Managing Partner   Mr. Costantini is a Managing Partner and Co-Founder of KA Capital, a private equity real estate investment firm. Mr. Costantini leads the operation and financial transformation of our assets, leveraging over a decade of experience in sourcing, financing, managing and divesting real estate investments. During his career he lead asset management, operations, financing, investor relations and compliance for a portfolio of over 12,000 apartment units and 7 Million square feet of commercial properties.  Prior to founding KA Capital, Mr. Costantini was the Chief Operating Officer of Omninet Capital and a member of its Investment Committee. Mr. Costantini began his career as an Engagement Manager at McKinsey and Company.  Mr. Costantini holds an MBA from UCLA Anderson and a M.Sc. and B.Sc. in Aerospace Engineering.

Kevin Tanna, Managing Partner   Kevin Tanna is a Managing Partner and Co-Founder of KA Capital, with 15 years of experience in real estate across all property classes throughout the United States. Mr. Tanna’s experience was forged through sponsoring the acquisition, repositioning, entitlement and development of a nearly 110 property real estate portfolio valued at over $2 Billion. Mr. Tanna has conceived and executed in excess of $250 Million in capital and tenant improvement projects.  Prior to co-founding KA Capital, Mr. Tanna was VP of Development at Omninet Capital and a member of its Investment Committee. Prior to Omninet, Mr. Tanna, practiced real estate law.  Mr. Tanna earned a J.D. from the Maurice A. Deane School of Law, Hofstra University and a B.Sc. in Finance. He is a member of the State BAR of CA and NY, a licensed real estate broker and has a G.C.’s license.

Steve Park, Acquisition Analyst   Mr. Park is an Acquisition Analyst at KA Capital where he focuses on acquisition underwriting, market analysis, and investment financial performance.  Prior to joining KA Capital, Mr. Park was a Certified Public Accountant at Ernst & Young in the real estate practice. He was the lead Senior auditor for a publicly traded REIT where he had the opportunity to audit over 30 property acquisitions.  Mr. Park has a Master of Accounting from USC Leventhal and a B.A., Economics, from UCI. He is currently obtaining his MBA from UCLA Anderson.
